New Shopping Center Approved for Fort Salonga

The 11K-square-foot building will be in between Elijah Churchill's and the Makamah Nature Preserve in Fort Salonga.

The 10,666-square-foot retail store will consist of a main floor, a 2,000-foot storage cellar and an 850-foot mezzanine level, where offices will be constructed. A four-foot preservation area will be maintained in the rear of the .776-acre lot as it backs up to the Makamah Nature Preserve.

The application was previously before the zoning board, where it was granted a special use permit as well as variances for a steep slope, a retaining wall and parking. The planning board also previously approved a lot line change on the site.

Also at the meeting, there was extensive discussion at the meeting over a subdivision application for the Kirav Estates project, a housing project proposed at the intersection of Park Ave and Woodhull Road. The project, which seeks to construct seven new homes on the lot while maintaining three existing residences, was forced to address concerns from board member Lynn Healy, who felt that installing a septic system at the development would adversely impact a water table on the site.

Attorney Ronald Goldstein, who spoke on behalf of the applicant, told the board that the Town of Huntington's Department of Engineering Services was satifsied with a septic system on location, and noted that they could cite numerous instances where the system worked on similar parcels. The plan now needs to address concerns of the Suffolk County Health Department. Goldstein also noted that a multiple-pump system would be installed on the lot in order to prevent septic from seeping into the groundwater table.

Notes: Before the meeting began, the Planning Board held a public hearing on the 2012 Capital Budget. The presenter revealed that the total capital budget being requested was approximately $1,055,000...A subdivision application for a property located at 43 Glenna Little Trail in Huntington was denied by the planning board because the most recent zoning law passed in regards to the property was approved in 1965. The planning board decided that the zoning board should review the lot before they look at the application...A proposed ZBA application from the United Methodist Church at 1201 Carlls Straight Path in Dix Hills seeking front-yard relief and setback relief was recommended by the zoning board.

The next meeting of the Town of Huntington Planning Board will be on June 29.
